Information presented on this website describes our general mold inspection services. The specific scope, limitations and terms of an inspection are governed by the inspection agreement applicable to that service.
Inspection Limitations
A mold inspection is a visual and non-invasive assessment of accessible areas of the property at the time of the inspection. The inspection focuses on visible mold-like growth, evidence of water intrusion, moisture-related damage, and conditions that may contribute to microbial growth.
Concealed areas, wall cavities, inaccessible spaces, furnishings, stored belongings, and other obstructions may limit the inspection. Mold or moisture conditions may exist in areas that are not visible or accessible during the inspection.
The inspection does not guarantee that a property is free of mold, moisture intrusion, or indoor air quality concerns. Conditions may change after the inspection.
Moisture Detection & Thermal Imaging
Moisture meters and thermal imaging equipment may be used to identify areas of suspected elevated moisture. Thermal imaging does not directly detect mold or conclusively establish the presence of moisture. Findings may require additional investigation or verification.
Air & Surface Sampling
When requested or deemed appropriate, air and surface samples may be collected and submitted to an independent laboratory for analysis. Laboratory results represent the samples collected under conditions existing at the time of testing and do not guarantee conditions throughout the property or at a future date.
Inspection Recommendations
Findings and recommendations are intended to help clients understand observed conditions and determine whether additional evaluation, moisture correction, or professional mold remediation may be appropriate. The inspection is not a mold remediation service or a guarantee of future property conditions.
